    You can get milk from a goat

    But from oats? Nope!

    Not oats.

    Oats don’t have baby oats.

    Goats do have baby goats.

    Goat ice cream would be good in floats.

    Better than float made with oats.

    If you’ve ever had an oat float, it blows.

    Let me knock before I try cause I don’t know.

    I don’t want to know and I think it shows.

    Bob’s Red Mill and Quaker, bro.

    Take them from your shopping tote, just let’em go.

    You don’t ever have to buy them any more.

    Knock them off the counter, watch them hit the floor.

    Let’s see where they land, kixk them out the door.

    Goat milk, pour it over ice, yeah baby, pour some more.

    If you want some you could find me at the goat milk store.

    Oat milk confuses children, “What’d you buy this for?”

    I don’t drink oat milk. I doesn’t have enough Vitamin G.

  • Something BIG is Happening in the Market Right Now

    For the most part, I like to post about stuff that I enjoy. Nothing too urgent or important.

    For a change of pace, the following is an important message for my subscribers who own or rent.

    Why?

    Because our society has gone from making a living to living a making.

    Instead of plugging into opportunities that were built to see us through retirement while leaving something for the next two generations, we are looking for ways to get out of options that have zero promise of allowing us to experience a return on our loyalty to a company.

    I want better for my family. And if you subscribe to my blog, I want better for you and your family too.

    Less than a month ago Matt told his community something that most people didn’t want to hear.

    Matt is a real estate guy. I’m not going to say any more than that because I want you to know that if I didn’t think Matt was somebody that you needed to know, I wouldn’t mention him.

    That said,  I think Matt is somebody that you need to know. And if you check him out, I know that you will agree.

    Mortgage rates aren’t coming down.

    They’re going up.

    At the time, everyone was still holding onto that hope. Sellers waiting. Buyers waiting. The whole market was in this weird holding pattern because everybody was convinced rates were about to drop and prices would shoot back up.

    Matt said that wasn’t happening. And it didn’t.

    Rates went from 5.9% to 6.5%.

    Here’s why that matters more than people realize:

    For two years, sellers have been sitting on their hands.

    They said,

    “I’ll sell when rates come down.”

    That was the plan for a lot of people.

    Well!… Rates didn’t come down.

    And now those same sellers are starting to do the math.

    When sellers finally accept that rates aren’t going back to 3%… they stop waiting. They start dealing.

    And when motivated sellers start dealing — investors with the right strategy scoop up properties at prices nobody’s seen in years.

    That window is opening right now.

  • YYYY/MM/DD or DD/MM/YYYY?

    How do you date correspondence that you send to family and friends?

    I see MM/DD/YYYY very often and I don’t think I want to use it at all anymore.

    I can see MM/DD or DD/MM because it is sequential.

    And what about (-) in place of (/) or (\)?

    What is the optimal separator of days, months, and years?

  • The Only Pen That Does This?

    I have a collection of pens that is bigger than I am happy to admit. And after watching this reel I am going to check, when I get home, if I have any of these because they should very well become a must for signing important papers.
